The Camden Planning Commission will meet Tuesday, Jan. 27, to consider a series of zoning and land-use matters, including proposed annexations tied to city utility service and a rezoning request for a 50-unit apartment development on York Street.
The meeting is scheduled for 6:15 p.m. at Camden City Hall and is open to the public.
One of the primary items on the agenda involves properties located outside the city limits that currently receive City of Camden water and/or sewer service.
City planning staff will present recommended zoning classifications for multiple parcels as part of the city’s long-standing policy that properties receiving municipal utilities ultimately be annexed into the city once they become contiguous with city limits. Under the policy, property owners are expected to sign annexation covenants agreeing to petition for annexation at a future date.

Planning staff has developed zoning recommendations for each parcel based on current land use and surrounding zoning. The commission’s action would be advisory, with final decisions resting with Camden City Council.
The commission will also consider a rezoning request for property located at 112 York St., where a developer is proposing a multifamily housing project known as Camden Pointe.
The request seeks to rezone approximately 6 acres from Limited Business District to General Business District to allow for residential development.
According to application materials, the proposed project would include 50 apartment units across two three-story residential buildings, along with a one-story clubhouse and community amenities. The development would include a mix of one-, two- and three-bedroom units and is intended to serve low- to moderate-income households through a housing tax credit program.
Planning staff have recommended approval of the rezoning, noting that much of the surrounding area is already zoned for general business use and that similar multifamily development has been successful nearby.
A public hearing will be held before the commission makes a recommendation on the rezoning request.
Other items on the agenda include a proposed amendment to the city’s zoning ordinance related to certain transportation-related manufacturing uses and a discussion about the potential creation of a new zoning district for Historic Camden.

The Planning Commission’s recommendations will be forwarded to Camden City Council for final consideration.
